Overview

The Entergy Mississippi, Inc. Qualified Site Program gives our region an edge in today’s competitive economic development arena with thousands of economic development organizations competing for fewer and fewer projects.

The rigorous evaluation that an Entergy Qualified Site must undergo means a lot of important tasks associated with the site selection process have been completed, in advance, minimizing a client’s risk with the bonus of substantial cost savings.

Entergy Mississippi Qualified Sites have been examined and provide the best possible conditions for a location in all of the factors identified as important to a prospect.

Entergy Mississippi’s review will serve to qualify and quantify the steps, if any, necessary to make the site “Ready for Development.” The purpose of this exercise is to authenticate “Ready for Development” sites for prospects ensuring the site’s developmental costs and infrastructure is in place.

 

ENTERGY MISSISSIPPI QUALIFIED SITE REQUIREMENTS

CONTROL OF LAND

• The property must be owned by a public authority or optioned by a willing private seller with an established price. The property title must be free of all exceptions.

SITE ASSESSMENTS

• All assessments must be complete including Phase I, archaeological and cultural survey, soil borings, wetlands delineation, floodplains and easements delineated.

TRANSPORTATION INFRASTRUCTURE IMPROVEMENTS

• Either existing transportation infrastructure is easily accessible or plans must be in place, improvements underway or assurances documented for all planned improvements.

UTILITY INFRASTRUCTURE IMPROVEMENTS

• Demonstrated availability of electrical, water, wastewater, gas, and telecommunications including existing capacities and location maps. If additional infrastructure is needed, preliminary engineering plans with identified costs, funding sources, and timeline are available showing that the work could be funded and completed within 180 days of the sale of the property or start of production.

ANNEXATION & ZONING

• The property must be properly zoned and annexed, or the process must be outlined with a letter of confirmation or support from the authority having jurisdiction .

DETAILED DEVELOPMENT PLAN

• Providing conceptual cost and schedule associated with the scope of work to have the site “Ready for Development.”
